Imagine sleeping in the old customs office situated between Italy and Austria, a building steeped in history, where smugglers and deserters used to be seen.

If the unique building is not enough, imagine waking up surrounded by breathtaking mountains and then turning to see the 3000m Ötztaler Alps enjoying the silence and then looking on in wonder as the glistening light is reflected off the Hochjoch glaciers in the Schnalstal Valley.

As well as astounding natural beauty the alpine landscape has great importance for the local wildlife that inhabit the are - each year some 3,500 sheep still set off on the two-day trek as soon as the snow conditions permit, usually in early June, taking them 44 kilometres across the Alpine snowfields and passes to Vent, side valley of the Ötztal in Austria, to make the return journey in September. Farmers in the Schnals Valley made an agreement with their counterparts in Vent as long ago as 1415 century guaranteeing them grazing rights.

It was not long ago when all of us where able to thrive in the great outdoors, but somewhere in the era of mobile phones and personal computers we forgot these skills… Use these skills and enjoy natural beauty that too often we take for granted.
This unique building can become your ideal holiday retreat. The small and cosy custom house with a peaceful terrace is located 400 meters away from the Bella Vista mountain hut and the Hintereis chairlift station which is used for the Schnalstaler skiing area.

One living / sleeping room with two beds, wood burning stove (cooker) and all utensils for a self boarding holiday, as well as silverware, gas lamp, closet and a small terrace where you can enjoy the view, plus get the benefits of crystal-clear water on your doorstep.

During the winter months the facilities provided in the mountain refuge can be used.
